As part of a wide-scale regional restack of its office facilities, this global bank undertook a multi-phase 23-floor fit-out simultaneously in adjacent Jersey City, NJ, office buildings and took this opportunity to implement their new workplace design standards. The multi-phased project was completed in groups of 4 and 5 floors at a time with zero interruption to the remaining occupied floors throughout the buildings.

This new environment features glass front offices surrounding the building’s core, high density open concept bench seating, client facing spaces, multiple collaborative and conference areas, phone rooms, and cafe/pantry areas built around casual seating clusters on each floor. In addition to workplace areas the project included new mechanical equipment and telecommunications rooms, and new restrooms on every floor. The elevator lobbies and restroom facilities have been upgraded as well to conform to the new design standards. Workplace lighting is controlled via an Enlighted controls solution. The project achieved LEED Silver certification.

In order to connect these workplace facilities, we built a new 78-foot span Pedestrian Sky Bridge, which is fully enclosed and climate controlled. The bridge structure consists of structural steel shapes and heavy gauge framing with fixed connections at one building and sliding connections at the other. MEP infrastructure and distribution serving the bridge include new condenser water HVAC unit, electrical panel, fire alarm, and fire protection. Interior features include a dropped perforated metal ceiling with an exposed oval duct and LED pendant lighting running the length of the bridge. The bridge is supported at both buildings by a 40’ girder that is situated below the existing 3rd floor support beams. Linking these active occupied buildings required careful planning and logistics to ensure continued uninterrupted operations and safety. The bridge was designed by Architect In-Form Design and Engineer WSP Cantor Seinuk.
